Do letting agents need CCTV in the UK?
Letting agents are not legally required to install CCTV in the UK. Where letting agents do install CCTV — typically on HMO communal areas, blocks of flats and managed property portfolios — they become the data controller under UK GDPR and must follow the ICO surveillance code: clear signage, documented purpose, restricted retention period (typically 30 days), and a subject-access-request process. Cameras must avoid private spaces (individual front doors of let units, bedroom and bathroom windows). Flextec Limited installs ICO-compliant communal CCTV across Hull and Yorkshire letting-agent portfolios with the documentation pack a council inspector or DPO can drop into the file.
Where letting-agent CCTV is most commonly installed
HMO communal hallways, stairwells and bin stores; bike stores and parking on managed blocks; main entrance lobbies; service-yard and refuse areas. Cameras stay legal by avoiding private windows and doors, with signage at every entrance.
