Managing security across a property portfolio is rarely about new installs — most of the time it is about getting an inherited mix of equipment under one PPM calendar, one asset register and one supplier who answers the phone. Portfolio-wide CCTV health checks, alarm system tests, access control database audits, fire alarm six-monthly services and emergency lighting three-hour duration tests all scheduled and reported centrally. Hardware standardised on a planned cycle to Hikvision, Paxton, Pyronix or Ajax — chosen so your maintenance team and tenants only ever learn one system. Invoices are PO-friendly with property address, service-charge code and asset tag against every line so surveyors can allocate costs accurately.

Annual PPM calendar and certification

Work is planned twelve months in advance against your reporting cycle. Every visit produces a certificate that compliance officers and service-charge accountants can file directly. Annual fire alarm service follows BS 5839-1 principles; emergency lighting follows BS 5266-1. CCTV and intruder maintenance covers firmware updates, sensor checks and battery replacement.

Asset register integrated with your platform

Every device is logged with make, model, serial number, install date, warranty status and last-service date. Exported as CSV or Excel that drops into Qube, Yardi, MRI or whichever property management platform you run. Updated after every engineer visit so the records stay accurate without anyone having to chase.

Out-of-hours and contractor compliance

Priority emergency callout is included on annual maintenance contracts where contracted, with most CCTV and alarm faults diagnosed remotely first. Engineers carry enhanced DBS certificates as standard, work to RAMS supplied upfront, and operate within site permit-to-work systems where required.
